Greater Noida Phase-2 News: The Chief Town and Country Planner of Uttar Pradesh Government has approved the master plan of Greater Noida Phase-2. With this, the transformation of 144 villages can be seen in near future. Greater Noida Phase-2 will be developed on 55 thousand 970 hectares of land. Now construction of Greater Noida Phase 2 can start soon on the land of 40 villages.

It will enhance Greater Noida’s reputation as a major IT and infrastructure hub. The Chief Township Planner of the UP Government has given the green light to the Greater Noida Phase 2 project.

Expansion and Development of Greater Noida

With the approval of its master plan, Greater Noida is set to undergo significant expansion. Currently, it is developing into a major IT and data hub, hosting key infrastructure projects like Film City, Jewar Airport, Monorail, and IT Park. The establishment of this new city within Greater Noida is expected to give further momentum to sectors like real estate, metro, IT-logistics, and more.

Initial Phase: Land Acquisition from 40 Villages

In the initial phase, land from 40 villages will be acquired for Greater Noida Phase 2. Eventually, the project will extend to include 144 villages. Under the Greater Noida Phase-2 Master Plan, the new city will cover an area of up to 55,970 hectares, covering areas like Gulavathi in Noida and Bulandshahar to Dhaulana in Hapur. This development is likely to significantly increase the value of land in these villages.

Master Plan Details for Greater Noida Phase 2

  • Residential Area: Approximately 17.5% of the new city will be dedicated to residential societies, featuring both residential colonies and high-rise buildings.
  • Commercial Hubs: About 4.8% of the area will host business hubs, shopping complexes, and other commercial activities.
  • Industrial Units: Around 25% of the land plots will be allotted to industrial units, providing a boost to the region’s industrial sector.

Educational and Medical Hub

The new city is planned to develop as an educational and medical hub, with 10.4% of the land allocated for universities, engineering institutes, medical colleges, and other educational institutions. Over 13% of the land will be set aside for metro, high-speed trains, bus stands, and other transportation infrastructure. Additionally, the city will be designed as a green city, with 22.5% of its land covered by forests, parks, and green spaces.

According to Greater Noida Authority CEO Ravi Kumar, the New City Master Plan for Greater Noida has received initial approval from the Chief Town Planner of Uttar Pradesh. The plan will now be submitted to the Delhi NCR Planning Board and the UP Cabinet for final approval. Once the master plan gets the green light, work on Greater Noida Phase-2 will commence, reported Zee News.
