In November 2025, Karisma Kapoor signed a fresh one‑year lease for her Bandra West flat. The agreement with Kongsberg Maritime India Pvt Ltd pegs the monthly rent at Rs 5.51 lakh, which totals Rs 66.12 lakh for the 12‑month term. The unit is a 2,200 sq ft (204.38 sq m) carpet area apartment in the Grand Bay Condominium on Hill Road, a premium location known for its upscale housing, bustling high‑street market, and easy connectivity to Bandra Kurla Complex. The lease also covers three car parking spaces and a security deposit of ₹20 lakh. Registration formalities involved a stamp duty of Rs 17,100 and a registration charge of Rs 1,000.
Meanwhile, this isn’t the first time the apartment has been rented. The same unit was under a two‑year lease starting November 2023, with a rent of Rs 5 lakh for the first year and Rs 5.25 lakh for the second, generating Rs 1.23 crore in total rent. The tenant, Kongsberg Maritime India, chose to continue occupancy, reflecting the property’s desirability in Bandra West.
The timing of the lease is stark given the ongoing legal battle surrounding Karisma’s ex‑husband, Sunjay Kapur, who passed away in June 2025. His estate is estimated at a staggering Rs 30,000 crore. Samaira and Kiaan, Karisma’s children, have filed a suit in Delhi High Court accusing Priya Sachdev Kapur, Sunjay’s widow, of forging Sunjay’s will to exclude them from inheritance.
The court has seen heated arguments, with Priya’s legal team presenting receipts and documentation to refute claims of withheld university fees and will tampering. Senior advocate Rajiv Nayar, representing Priya, has argued that it is customary for a husband to bequeath assets to his wife, while Mahesh Jethmalani, for the children, highlighted suspicious circumstances around the will’s execution.
Karisma Kapoor’s decision to renew the lease of her premium Bandra apartment coincides with a sensitive period for the Kapoor family.
